BIM-enabled Set-Based Design

for Net-Zero Energy Buildings

“Net-zero” buildings are the new frontier for sustainability.  In order to realize these ambitious goals, we need to integrate technology (BIM) and process innovations (lean design techniques) so that we can effectively manage the comprehensiveness and complexity of these projects. 

Often, critical decisions for long-term performance are made too late or with poor information that compromises or constrains future options.  While “set-based design” provides a means for exploring multiple schemes simultaneously, it can only be done efficiently when certain BIM processes are integrated into a formal technology/information flow plan.  Collectively, these strategies enable teams to comprehensively assess energy, first cost, and lifecycle cost in schematic design to optimize sustainability-related decision making. 

Case studies from the 2011 BIMStorm and a federal design-build project are presented.
