The Seattle Children's Bellevue Clinic built on a sustainable design that uses Continuous Performance Improvement (CPI) and Integrated Project Delivery (IPD) methods to program more service in less space and build it more effectively. The process cultivated a highly collaborative process which maximized the client's budget and reduced construction time -- shaving 30,000sf, $30 million, and one month off the project.

Join this DESIGN [realized] event to hear how this project team integrated sustainable design focused on patient health with an innovative process for project delivery using IPD and LEAN.

The project team will discuss how...

  • Using full-scale prototypes allowed staff to collaborate on design aspects such as travel time, line of sight, and operational flow.
  • The team employed innovative design/delivery practices such as producing shop drawings concurrently with the design helped to increase efficiency and reduce waste.
  • Sustainable design was used to both help heal patients and restore the health of the environment with use of recycled content, optimized heat chillers, electronic lighting controls, and sun shading devices providing $117,000 per year in annual energy costs.
  • An Integrated Form of Agreement and LEAN principles combine with information management systems such as BIM, to create a true efficiency revolution.

Hao was inspired to pursue a career in healthcare architecture after numerous years working and volunteering in hospital environments. Experienced as healthcare staff, researcher, patient and designer; he continually strives to create calm, healing environments for patients and efficient, conducive work environments for staff. Jack serves as Sellen’s expert on Integrated Project Delivery, utilizing the expertise gained from a 33-year career in commercial construction to assist owners and design teams with evaluation of building systems, cost analysis and savings strategies, scheduling, constructability reviews, and early integration of design-build vendors. Jeff joined Seneca in 2005, relocating from Portland where he worked for a national healthcare development firm and major general contractors with a healthcare focus. His prior experience includes project entitlement, master planning, strategic planning and development for a healthcare organization and construction project management. Jeff is a northwest leader in managing the Integrated Project Delivery (IDP) process and has managed one of the only projects in the northwest using an Integrated Form of Agreement (IFOA) where the owner, contractor and architect have executed one agreement in which risk/reward are shared within the development.

Integrated Delivery Method of Structural Projects

About the Speaker:

Rick joined PCS Structural Solutions in 1987, and was named a Principal of the firm in 2002. He understands and truly enjoys the integrated delivery method of structural engineering projects, along with applications of various structural systems, interaction of materials, and incorporating constructability on all his projects. Rick is nationally recognized in Building Information Modeling, is one of the founders of the Seattle Revit Users Group, and sits on a national BIM panel.

Rick’s Architectural education lends sensitivity to the integrated design process and he is a leader in implementing the emerging Building Information Modeling (BIM) process at PCS.

Summer Event Series

The Inside Story: Case Study is the fourth of our four-part DESIGN [realized] Integrated Project Delivery: Virtual Design to Construction (IPD/VDC) Summer Event Series.  This program explores how successful designers, builders, and building owners achieve significant project goals through the best use of process and technology such as Building Information Modeling (BIM), construction management and collaboration tools.

Our Inside Stories begin with an exploration of a project's architectural design parti. Project teams will also share winning techniques to adopt, losing techniques to avoid, and other key experience gained as they have implemented IPD processes with VDC methodologies.

Deep Dive sessions provide the best current thinking on legal, management, and technological issues associated with IPD/VDC projects, as well as new product and service ideas.
