How to Analyze a Project for Performance Goals

Case Study: Harim Office Building

The Harim office building has been designed with two purposes: a branding image for the company and a revenue producing property. 

The Harim Group is the largest producer of meat products in South Korea. While real estate property in Seoul is very expensive, the company saw the visibility of a signature building as very important to their brand. Even with a small footprint, the ability to build more space needed by the company guaranteed a revenue stream for the future.

To enhance the brand of the company as a provider of healthy and nutritional products, the idea of a sustainable building design was very important. To establish and meet goals for building performance, different tools have been used in the design process. While initial models were created in Form-Z, performance goals were established in D-Profiler, with more specific analyses produced utilizing Vasari, Eco-Tect and ComFen.  These tools will be used to evaluate HVAC options, including natural ventilation and under-floor air distribution, as well as lighting options.

Betsy del Monte, FAIA, LEED AP, is a Principal and Director of Sustainability for The Beck Group, an integrated design, build and real estate firm providing architecture, construction and development services. She has been focused on sustainability for many years.

A registered architect and LEED AP, she has 26 years of experience in architectural design, project management, and sustainability consulting. Betsy has spoken at many local, regional and national conferences on topics ranging from introduction to green thinking, to technical aspects of sustainable building design. As Adjunct Faculty at the SMU Lyle School of Engineering, she created and teaches a graduate program in Sustainability. Betsy was 2007 President of AIA Dallas and 2006 Chair of the North Texas Green Building Council, and sits on the boards of Habitat for Humanity and Empower African Children.

She is also active with other community and professional groups such as ULI, Vision North Texas and the City of Dallas Green Building Task Force. Betsy has been named a Senior Fellow in the Design Futures Council, and is a Fellow of the AIA. Betsy received her Bachelor of Science degree in architecture from the University of Virginia, and a Master of Architecture degree from Rice University. Her experience includes work at architecture firms in Atlanta and Houston, as well as nine years with Philip Johnson and John Burgee in New York.
